Where Your Budget Goes

It helps to know what you are actually paying for. On a typical remodel or addition, the budget breaks down roughly like this.
 

  • Labor and trades. The single largest piece, usually around a third of the budget. This covers skilled framing, plumbing, electrical, HVAC, drywall, and finish carpentry.
  • Materials and finishes. Cabinetry, countertops, flooring, tile, fixtures, windows, and doors. Your selections move this number more than anything else, which is where you have the most control.
  • Structure and foundation. For additions, the foundation, framing, and new roofline. For remodels, any wall removal or layout change. This grows with the size and complexity of the project.
  • Mechanical systems. Plumbing, electrical, and HVAC. Wet rooms and new square footage drive this, which is why kitchens and bathrooms cost more than bedrooms.
  • Design, engineering, and permits. Plans, structural engineering where needed, permit fees, and plan review. Usually a smaller slice, but essential and required.
  • Management and contingency. Coordination, supervision, cleanup, warranty, and a cushion for the surprises older homes tend to hide. A good contingency keeps a discovery from derailing the project.


The mix shifts with the job. A wet-room-heavy remodel leans toward mechanical work and finishes, while a large addition leans toward structure and foundation.

  • Lock your selections early. Finishes, fixtures, and materials chosen before construction keep the schedule moving and avoid costly change orders.
